Questions we hear before a job starts

Owners, developers, and property managers usually ask the same things about bids, insurance, timing, and who's responsible for what. If yours isn't here, call (936) 671-9129.

Working with us

What does "turnkey" mean for a commercial project?

You deal with one company, one contract, and one project lead for the whole job. Most commercial projects pass through a clearing contractor, a dirt contractor, a concrete sub, a steel erector, and a general contractor before the doors open. We do those phases with our own crews, so you're not coordinating hand-offs between them.

That covers clearing, grading, the pad, the structure, and the finish-out. If you need help finding the site first, our real estate team can do that too.

What areas do you serve?

We're based in Angelina County and work throughout Lufkin, Nacogdoches, Diboll, Huntington, Hudson, and Zavalla. We take commercial and land clearing jobs farther out across East Texas, so call us to talk about your location.

Are you licensed and insured?

Yes. We maintain credentials through the Texas Department of Licensing and Regulation and carry commercial general liability and workers' compensation on every job. We'll provide proof of licensing and insurance before any contract is signed.

How do I get started?

Call (936) 671-9129 or send the bid request form. We'll set up a site visit or a call to go over the property, the building, the timeline, and the budget. From there we write the scope and the bid.

Commercial construction

What types of commercial projects do you build?

Ground-up retail, office, light industrial, and mixed-use buildings, plus tenant improvements, commercial remodels, steel buildings, and site improvements like parking, curbing, grading, and drainage. See commercial construction for details.

Can you handle the site work and the building under one contract?

Yes. Our clearing and site work crews and our steel crews work alongside the construction crew, so clearing, grading, the pad, the structure, and the finish-out all run under one contract and one project lead.

Can you finish out a lease space while the business next door stays open?

Yes. We schedule noisy and dusty work around the neighbors' hours when we need to, keep the work area closed off, and keep shared entrances and parking clear. We'll go over the plan with the landlord or property manager before we start.

Do you pull permits and schedule inspections?

Yes. We pull the permits the project needs and schedule every inspection with the city or county, through the certificate of occupancy.

How long does a commercial project take?

It depends on the building, the site, and permitting. A tenant finish-out can take a few weeks. A ground-up building with site work takes several months. You'll get a written schedule with the bid, and the project manager keeps it updated as the job moves.

Bids and pricing

Do you give fixed-price bids?

Yes. After the site visit you get a written scope, a fixed price, and a schedule before any work starts. The scope doesn't change without your signature.

Is the bid free?

Yes. Site visits, consultations, and written bids are free, with no obligation.

Will there be surprise costs at the end?

No. Our bids itemize what we know up front. If something changes during construction, whether it's a change you ask for or a site condition nobody could see, we write a change order and get your approval before that work proceeds.

Do you work with construction lenders?

Yes, regularly. We're familiar with draw schedules and the documentation lenders ask for, and we can issue certificates of insurance to your lender. Bring us in early and we'll set up the contract to match your financing.

Can you send a certificate of insurance to our landlord or lender?

Yes. We issue certificates of insurance to lenders, landlords, and property managers on request.

Metal buildings

What types of metal buildings do you build?
  • Commercial warehouses and storage buildings
  • Shops, garages, and equipment buildings
  • Agricultural buildings and hay barns
  • Barndominiums
  • Custom fabricated structures

See metal buildings and fabrication.

Do you do the fabrication in-house?

Yes. Our own welders handle custom steel work, including frames, connections, and structural components. Keeping it in-house keeps quality under our control and avoids the delays and markups of outside fabrication.

Do you pour the slab too?

Yes. Site prep, the slab, anchor bolts, and erection are all part of the same contract, so the steel arrives to a pad built for it.

Site work and clearing

What's included in land clearing?

Usually tree removal, brush clearing, stump grinding or removal, and either mulching on site or hauling debris off. We can also rough-grade so the site is level and ready for a pad. We quote the scope for your specific tract.

Do you clear for oil and gas clients?

Yes. We clear pipeline right-of-way, pad sites, and access roads. We know these jobs run on tight timelines and compliance requirements, and we can mobilize quickly.

How long does clearing take?

A single lot often takes one to three days. Larger tracts depend on tree density, terrain, and whether material is mulched in place or hauled off. The bid includes a realistic timeline.

Facility maintenance

Do you offer maintenance programs for commercial properties?

Yes. We offer scheduled preventive maintenance and repair response for commercial buildings, including roof inspections, drainage, storm damage, and general upkeep. See facility maintenance.

Can you maintain buildings you didn't build?

Yes. Many of our maintenance clients came to us with existing buildings. We start with a walkthrough to see what needs attention, then set up a schedule.

Homes and remodels

Do you still build custom homes?

Yes, on a select basis. Most of our work is commercial, but we still build custom homes and barndominiums with the same crews and the same fixed-scope approach. A typical custom home takes six to twelve months from breaking ground to final walkthrough.

Do I need a lot already, or can you help me find land?

Either works. If you own land, we'll evaluate it. If you're still looking, our real estate team can help you find a lot or acreage and check it for access, utilities, and clearing needs before you buy.

What remodeling work do you take on?

Kitchens, bathrooms, room additions, garage conversions, whole-home renovations, and exterior work like siding, roofing, decks, and porches. If we find something unexpected behind a wall, we stop, show you, and price it before going further. See remodeling.
